Buying a home is one of the biggest investments many people will ever make. Before you buy, you should have your new home inspected by a certified professional inspector to help identify any needed repairs or deficiencies that may exist that can easily go unnoticed until they become even more costly. This is our most popular inspection service and is designed to arm buyers with the information they need to make informed decisions with confidence.
This inspection is performed for the seller of a property before listing the home for sale. Sometimes selling your home can be just as much of a roller coaster as buying one. Getting a pre-listing home inspection can help ensure a quick and smooth transaction. You can enter the selling process with confidence knowing that there won’t be any nasty surprises. You can also avoid delays related to buyer requested repairs, which can last several weeks.
Often called the “11th month” warranty inspection, this inspection service is provided to ‘New Construction’ home buyers near the end of their first year builder warranty period. It is used to identify any deficiencies that may be covered under the builder’s warranty so that they can be repaired by the builder before the warranty expires.
This inspection is designed for clients buying townhomes or condos where a Homeowners Association (HOA) is responsible for managing all the exterior elements of property. We cut out things like the roof, exterior walls, driveway and walkways, decks, and grading, and pass a cost-savings on to our clients.
The Minnesota Department of Health recommends that every home be tested for radon. The average radon level in Minnesota is more than three times higher than the average U.S. radon level and is considered a serious public health risk. We perform radon testing using continuous electronic radon monitors and provide a comprehensive radon report upon the conclusion of the 48-hour testing period.
The average Minnesota family spends up to 90% of their time indoors, so the quality of your indoor air is critical to your health and the health of your loved ones. Air Quality & Mold Detection surveying is performed using a Pocket Particle AQI 2.0 sensor and includes a comprehensive report detailing the concentrations of particulate matter in your air (including mold spores), as well as Total Volatile Organic Compounds (TVOC) and Carbon Dioxide (C02) levels.
If the home you’re looking to purchase is over 40 years old, has a cast iron sewer stack, or has large mature trees between the home and the street, a sewer scope inspection is highly recommended. If repairs are needed on your sewer line, it’s going to be expensive, period. By using a specialized borescope camera, our sewer scope technician’s will provide you with insights about the overall condition of your sewer line, and knowledge about any needed maintenance or repairs.
For ultra-competitive home buying scenarios where any contingency could be a “deal breaker”, we perform Pre-Offer ‘Walk-&-Talk’ Consultations. Our Certified Inspector will join you on a walk-through of the home(s) you hope to purchase, and we use our knowledge to help identify any significant and moderate defects so you can put forth your best offer while not going in completely blind. Up to 60 minutes on site, NO REPORT PROVIDED.
